McDowell mountain ranch in North Scottsdale is a master-planned community nestled into the foothills of the McDowell Mountains. The Ranch sits adjacent to the McDowell Sonoran Desert Preserve and is home to such publicly funded assets as the Desert Canyon School Campus, the Scottsdale Arabian Library, a Scottsdale Citizen’s Service Center, WestWorld and the Sanctuary Golf Course. Started in 1995, this luxury home community has 26 different neighborhoods totaling more than 4000 homes, patio homes and townhomes. Prices range from $200,000 upward of $2 million.
McDowell Mountain Ranch has been one of the most popular places to live due to the neighborhood feel quality of homes and the beautiful landscape and vistas out each and every window. Also, with endless walking, biking, and hiking paths there is hardly a better community for the active lifestyle who loves the outdoors.
Lately, the inventory has been shrinking:
- 1 home under $200K
- 12 under $300K
- 9 between $300K-$400K
- 9 between $400K-$500K
- 31 Total single family homes under $500K
- 25 homes if you take away short-sale in McDowell Mountain Ranch
This is not very many homes for sale with over 4,000 homes in the community.
so, here is where it gets interesting. I had clients in town relocating here from California. They wanted to buy in McDowell mountain ranch and their budget is between 400 and $500,000. There are only requirements were McDowell mountain ranch, private pool and not a short sale because they needed to be moved in and close escrow prior to July 1.
do you know how many homes I was able to show them? You may not believe this but the answer is three. Only three homes! That is the total number of non-short sales $500,000 with private pools currently for sale in McDowell mountain ranch.

I felt extremely guilty as there realtor. We had set time for two days to do nothing but look for a home for these buyers. And we were done within one hour. The story gets better, or worse depending on how you look at it in that the home be loved was a bank owned home in McDowell mountain ranch and already has two offers. We did submit an offer and the bank has responded with a multiple counter offer requesting their “highest and best” offer from each buyer.
Buyers often asked my opinion of the market and the direction I feel as a real estate professional the Scottsdale real estate market is headed. As a salesperson, I’m always hesitant to give to positive of advice as it can be perceived that I am simply selling. So, I tell my clients to look at the market and make a judgment for themselves. For example, McDowell mountain ranch has a handful homes for sale only one of which is appealing and that specific home already has three offers including yours. What does that tell you about the market?
Prices are not going uprices are not going up. However, inventory is shrinking. Look at the facts almost no good quality homes for sale and when they do hit the market there are multiple offers when priced right. If you want to live in North Scottsdale and are not looking for something to specific in regards to community, price range, lot direction, size, etc. Then you do have many choices. But, if you are looking for something specific you may be surprised to learn that the choices are limited and getting smaller every day.
